“Will the right people even see it without my whole life being on display?”

This is usually the first worry, and it’s the one most agents get wrong. They think reach means volume. Blast it everywhere. Open the doors. Let the whole valley walk through your bedroom on a Sunday.

That’s not how luxury sells. And it’s certainly not how a North Scottsdale luxury seller wants to sell.

Above a certain price point, the buyer pool is small, specific, and discreet out-of-state executives, second-home buyers, relocating families, investors who close in cash. In North Scottsdale, cash makes up nearly 40% of closings, nearly double the citywide rate. And the most exceptional estates, the $6M-plus trophy homes frequently trade entirely off-market, through private channels, never touching the public MLS at all.

North Scottsdale’s median has pushed past $1.3 million, up nearly double digits year over year, but that single number hides four parallel markets stacked on top of each other. A Grayhawk townhome and a Silverleaf estate share a zip code and almost nothing else. 85262 is running near $2.4M. 85255 sits closer to $1.2M. Pricing a trophy property off a neighbor’s sale a half-mile away, but a world apart in views, lot, and finish is how good homes get left behind.

And the cost of getting it wrong is brutal. Luxury homes that launch too high and “adjust later” routinely give up 5 to 10% more than they’d have surrendered with correct pricing from day one. Momentum is the asset. Once a discerning buyer sees a property sitting homes here average around 60 days, longer for the high, end they don’t think deal. They think what’s wrong with it?

We don’t guess. We do the comp work right the first time, against the exact view corridor, lot type, club access, and condition that actually drive your value. Then we price carefully. Not with optimism.

“Who in this transaction is actually protecting me?”

You’d be surprised how rarely a North Scottsdale luxury seller can answer that question with confidence.

Using your neighbor’s cousin Harry because he just got his license is not a strategy for your most expensive asset.
